Stage 6: Ongoing Operations

Goal of this Stage:  

Now that the project is built, it is time to welcome tenants and iron out the day to day operations of the building. During this stage, residents will move in, any other commercial tenants will be up and operating, property management will be in place, and any tenant programs and services will begin to be delivered. Your focus going forward will be on maintaining the building, ensuring consistent occupancy, and supporting the health, well-being, and feelings of belonging of residents.

Key Questions to Answer: 

  • How is the unit lease-up progressing?

  • Are there any warranty issues that should be flagged with the project team?

  • What information needs to be shared with new tenants?

  • Do you need to add a community manager to the property management team?

  • How can you involve tenants in building management decisions?

  • Is the project financially sustainable year over year?  

  • How can you measure the impact of this project?

  • What type of ongoing reporting is required by the project funders/lenders?

What Needs to be Done: 

  1. Complete lease-up

  2. Coordinate with the project team during the one-year warranty period

  3. Ongoing property management

  4. Coordinate programming and services

  5. Manage the operating budget

  6. Review performance

  7. Report to funders and lenders
